Piccadilly Theatre & Arcade

The Piccadilly Theatre and Arcade are located at 700-704 Hay Street, Perth, Western Australia.

The building is an art deco style cinema and shopping arcade, originally opened in 1938. It was permanently listed on the State Register of Heritage Places in 2002 by the Heritage Council of Western Australia.

The challenge

The refurbishment project incorporated all new services throughout the theatre and arcade, to bring the property up to current code requirements, and architectural detailing to pay homage to the art deco origins and heritage listed requirements.

The client had initiated the project without a project manager, and we were engaged 12 months into the construction phase, to assess significant extension of time delays and realign the delivery strategy to accelerate and drive the project to completion.

Our solution

Upon appointment, we undertook a forensic financial audit against the contract documentation, led negotiations with the Principal, Contractor and neighbouring stakeholders that were holding up building permit applications.

We liaised with the Bank and City of Perth to complete documentation required for both bank funding and council grants to be released, to enable cashflow for progress payments and to complete the project.

We took on the role of client-side representative and realigned the overall delivery strategy to essentially restart the project on the right foot.
