Benstead Holdaway

Cullen Avenue Eagle Farm is a modern industrial project of with a 3,140 sqm warehouse and 398 sqm offices. The project was designed to maximise flexibility for the end user whilst providing value to the developer.

Acuity were engaged as the Superintendent on the project sitting between the developer and builder and managing the contract.

The challenge

The project, whilst quite straight forward, suffered a few setback which were managed during construction. These delays could have caused a risk to the client who had engaged with tenants to access the building for fitout and commence the Lease.

  • Changes to incoming water mains by the local services provider at the end of the project
  • COVID-19 causing delays as a result of lost time on site
  • Extended periods of weather in the early stages of the project preventing slab pours

Our solution

Acuity worked closely with the builder and developer to ensure the program and delays did not affect tenant interest and tenant access for the fitout.

Once a tenant had agreed terms with the developer the fitout design and works commenced prior to the completion of the building. The concurrent works ensured that ultimately there was no delay for the incoming tenant and allowed the delayed works to be completed with no impact on the fitout and incoming tenant.
